A Construction Manager’s (Owner’s Rep) goal is to save money for you, the owner. He will provide the expertise that is not available in the owner’s in-house staff and oversee all details of the project, from concept through construction and move-in.

Working with the owner, the CM will help establish the owner’s goals, along with programming and scheduling requirements. He will pre-qualify all Architectural and Engineering consultant. The CM will produce an RFP (Request For Proposal) that will assist in selecting the most qualified A&E team. By qualifying and bidding out the Architect and Engineering team members-the owner will get the best team at the right price. With the team in place, the CM will guide the design and documentation process to meet the owner’s needs.

Part of the process includes weekly design meetings, drawing review, schedule evaluation, and meetings with the city. These assure that the owner’s program requirements are met. The CM is vital in keeping the owner’s program and budget on track.

The CM qualifies the general contractors and with the owner selects the most qualified. He is crucial during this period. He knows appropriate questions to ask assuring each bid is based on equal information. He will produce a cost comparison spread sheet which will simplify information for the owner. He and the selected contractor will work together to identify value engineering suggestions that will provide savings for the owner.

The CM manages, communicates and coordinates all project information. During construction he reviews the schedule, change orders, invoices and the workmanship of the project. The CM attends weekly meetings at the job site. These weekly job meetings are designed to keep the project moving forward, solve any problems, and control the cost and schedule of the project.

Without a CM the owner, or one of his staff, would need to be involved in the project on a daily basis. This would unnecessarily interrupt the core business of the owner.
