PRE-DESIGN

We manage all aspects of pre-design to ensure an effective and efficient design process, including:

  • Site Analysis & Selection - Research, Evaluation, Negotiation
  • Project Delivery Method - Evaluate and Recommend Contracting & Management Methods for Design & Construction
  • Design Team Selection - Architects, Consultants
  • Conceptual Design - Master Planning, Preliminary Cost Estimate & Benchmarking, Conceptual Schedule
  • Entitlements - Assess and Understand Regulatory Agency Requirements including City/State/Federal Permits, etc.

 

DESIGN

We manage the entire team to assure that the Scope, Schedule and the entire Design Process including:

  • Program - Space Allocation & Adjacencies, Building Systems Review, Space- based Programmatic Cost Estimate, Develop Complete Project Budget
  • Schematic Design - Cost Estimate, Constructability Review, Schedule, Value Engineering, Coordination Between Disciplines
  • Design Development - Cost Estimate, Constructability Review, Schedule, Value Engineering, Coordination Between Disciplines, Program Validation
  • Construction Documents - Cost Estimate, Constructability Review, Coordination & Drawing Completeness Review, Schedule
  • Furniture, Telecommunications, Security & Equipment - Budget, Schedule

CONSTRUCTION

We manage all aspects of the construction process to ensure a successful project outcome, including:

  • General Contractor Selection - Outreach, Prequalification, Selection Process, Contracts
  • Bidding - Trade Package Instructions to Bidders, Bid Schedule Review, Sub Pre-qualification
  • Construction Management
    • Project Controls - Project Budget, Change Orders, Claims Avoidance
    • Document Control - RFI/Submittal Process, Schedule Analysis, Quality Control, Ongoing Punch List Management, Closeout.
    • Team Management - Manage Design and Construction Team, Manage Special inspection, Manage Owner's Vendors/Consultants Including Furniture, Telecommunications, Equipment, Security, Signage, Commissioning

 

MOVE-IN

We coordinate and manage the detail of the move-in phase, including:

  • Move Coordination - Coordinate with Occupants/Users, Manage Move Specialists and Inventory
  • Final Telecom/Data - Manage specialists to ensure telecom/data are Operational on schedule
  • Furniture - Manage installation of furniture systems
